The quality of the construction is very poor. The management is bad. We closed on our unit with the punch list which was supposed to be finished in twenty four business days. Six months later, we still have a lot of open items on the list. Gaps in the granite counter top, six doors with chips at the bottom, two doors can't be closed, one door is off center and scratches the floor, there is a crack on the balcony, scratches on a window, the list goes on. For four months we lived with very little to no water pressure. The property manager denied the problem saying that it's because the top floor is largely unoccupied. Later they found the problem in a pressure gauge and admitted the fault. With no resolution to many of our issues, we've tried to get the attention of the property manager. However, the property manager ignores our emails. We would not recommend Bahia Plaza to anyone. We regret buying here. Update: February 12, 2018 I was recently contacted by someone who wanted to know if things have improved at Bahia Plaza. It's actually worse than before. After the board representing the council of unit owners took over, the board hired an engineer to inspect the building. The engineer discovered that the building construction does NOT comply with the specifications in the master deed. These violations are major and include inadequate window thickness. In the master deed, the windows are supposed to be 9/16" thick but the installed windows are only 1/4" thick. In other words, CPG is selling units that do not meet the specifications that the buyer is promised. Hurricane Maria made this deficiency obvious by shattering many windows. Maria also revealed a major design flaw in the placement of the emergency generators. With no public power after Maria, Bahia Plaza residents had to rely on generator power. However, refueling the generators turned out to a problem because there is only one supplier with the truck to refuel the tanks. This meant that the residents were in constant danger of running out of diesel. Before Maria, the board filed a formal complaint with DACO to address the many deficiencies found by the engineer. The legal process is ongoing with no clear resolution in sight. Another example of the poor construction is roof leaks. Several owners on the top floor have leaks resulting from roof leaks. For months, my kitchen ceiling became stained with water from a leak. Finally, the handyman opened the ceiling to discover that the leak is a roof leak. As I write this, I hear water drops dropping through a hole in the ceiling and hitting a bucket on my kitchen floor. My final issue is the noise from the courtyard. Almost every week (and sometimes twice a week), there is a live band playing in the courtyard. While the band plays, many residents cannot conduct a conversation in their own living rooms. Worst of all, the crowd attracted by the band drink and make noises until 2 or 3am. On other nights, a band plays inside the Mercado late into the night. When the Mercado door opens, residents awake to the noise of the band. The board has taken legal action against CPG with the Dept. of Environmental Quality because the noise level exceeds acceptable limits.
